About Abu Dhabi Mira Hills
Abu Dhabi Mira Hills is a master-planned district being built by Mira Developments in partnership with AD Ports Group, on Sheikh Maktoum Bin Rashid Road — the E11 — where the emirates of Abu Dhabi and Dubai meet. The ground is of national significance: it is where Sheikh Zayed bin Sultan Al Nahyan and Sheikh Rashid bin Saeed Al Maktoum held the 1968 dialogue that led to the founding of the United Arab Emirates, and a Museum of the UAE is planned to mark the site. The developer puts the drive at roughly 20 minutes to Dubai and 25 to Abu Dhabi, between Al Maktoum International and Zayed International airports.
The masterplan runs to about 2.76 million m² of gross floor area and is conceived as a complete district rather than a single scheme — some 7,200 apartments and 1,900 townhouses and villas, alongside an 18-hole championship golf course, a continuous lagoon network feeding eight private beaches, a five million sq ft central park, three schools and eight kindergartens, two universities and a research centre, a 200-bed hospital, three five-star hotels, a landmark mall with an indoor ski slope, and a multi-purpose stadium. An elevated car-free upper level carries daily life above the roads, with 40 km of walking trails and 21 km of cycling paths through the landscape.
At the commercial centre is The Cube, a vertical hub given over to the international real estate industry — developers, brokerages and investment firms under one roof.
Phase 1.1 plots are being released to development companies rather than sold as finished homes: apartment plots at a 3.06 floor-area ratio, villa and townhouse plots at 0.8, on a nine-instalment land payment plan beginning mid-2026. Three structures are offered — buy the plot outright and develop it independently, enter a joint venture in which Mira funds and delivers construction against a share of revenue, or fund the land and appoint Mira as fee developer. Registration is with the Abu Dhabi Real Estate Centre against a 2% fee, a foreign investor is not required to incorporate in the UAE to hold a plot, and UAE corporate tax is capped at 9%.
