Bayz 102 by Danube Properties in Business Bay

About Bayz 102

Bayz 102 is a residential building by Danube Properties in Business Bay, under construction with handover scheduled for Q1 2030.

Developer stock starts at AED 2,601,000, which is AED 3,474 per square foot. 196 units are available from the developer, so there is real choice of floor and aspect.

What is available: 1-bedroom from AED 2,601,000 at 749–822 sqft; 2-bedroom from AED 3,360,900 at 1,199–1,464 sqft; 3-bedroom from AED 6,137,340 at 1,610–1,615 sqft; 4-bedroom from AED 7,364,400 at 2,009 sqft; 5-bedroom from AED 34,231,200 at 8,320–8,643 sqft. These are the developer's own prices for unsold units, not resale listings — the two are kept apart deliberately, because a resale headline is not a price this desk can transact.

Payment runs 10% on booking, 10% October 2026, 4.5% November 2026 - July 2027, 2% August 2027, 13.5% September 2027 - November 2029, 10% December 2029, 50% on handover. The 4% Dubai Land Department fee sits on top, as it does on every purchase here.

Residents get a pool deck, a gym, children's play areas, barbecue terraces, a staffed lobby and a screening room.

The title is freehold and the service charge is quoted at AED 20 per square foot.

Floor plans, the full unit schedule and the brochure come with the file. Ask and we will send them.

About Business Bay

A high-density commercial and residential district immediately south of Downtown Dubai, built along the Dubai Water Canal. Predominantly apartment towers, with canal-side promenades and quick access to Sheikh Zayed Road. Popular with investors for rental demand from professionals working in Downtown and DIFC.

Danube Properties

Danube Properties is the development arm of the Danube Group, the Dubai building-materials business founded in 1993, and has been launching residential towers since 2014. Two things distinguish it. The first is the payment structure it made its name on — a small deposit and roughly one per cent a month, stretching well past handover, which is why Danube stock turns up so often in the hands of buyers who wanted a low monthly rather than a low price. The second is that apartments are handed over furnished and fitted as standard, down to appliances and joinery, which the brochures itemise. For a buyer intending to let, that removes a fit-out budget and several months. The towers themselves are mid-rise to high-rise in the well-connected middle of the city: Al Furjan, Arjan, Dubai Silicon Oasis, JVC, Dubai Maritime City.
