Greenz by Danube by Danube Properties in Dubailand

From AED 3,863,540 · handover Q4 2029 · 10/10/30/50, no post-handover payment plan

About Greenz by Danube

Greenz by Danube is a villa and townhouse development by Danube Properties in Al Rowaiyah 1, under construction with handover scheduled for Q4 2029.

Developer stock starts at AED 3,863,540, which is AED 1,610 per square foot. 149 units are available from the developer, so there is real choice of floor and aspect.

What is available: 3-bedroom from AED 3,863,540 at 2,400 sqft; 4-bedroom from AED 4,500,770 at 2,750–3,154 sqft; 5-bedroom from AED 5,358,060 at 3,663–3,950 sqft; ? from AED 7,446,000 at 3,950 sqft. These are the developer's own prices for unsold units, not resale listings — the two are kept apart deliberately, because a resale headline is not a price this desk can transact.

Payment runs 10% on booking, 10% October 2026, 30% during construction (November 2026 - December 2029), 50% on handover. The 4% Dubai Land Department fee sits on top, as it does on every purchase here.

Residents get a gym, children's play areas, landscaped gardens, barbecue terraces, retail and dining at podium level and a screening room.

The title is freehold and the service charge is quoted at AED 6 per square foot.

Floor plans, the full unit schedule and the brochure come with the file. Ask and we will send them.

About Dubailand

A very large development zone in the south-east of Dubai containing numerous separate residential communities. Predominantly affordable to mid-market apartments and townhouses, with substantial off-plan supply.

Danube Properties

Danube Properties is the development arm of the Danube Group, the Dubai building-materials business founded in 1993, and has been launching residential towers since 2014. Two things distinguish it. The first is the payment structure it made its name on — a small deposit and roughly one per cent a month, stretching well past handover, which is why Danube stock turns up so often in the hands of buyers who wanted a low monthly rather than a low price. The second is that apartments are handed over furnished and fitted as standard, down to appliances and joinery, which the brochures itemise. For a buyer intending to let, that removes a fit-out budget and several months. The towers themselves are mid-rise to high-rise in the well-connected middle of the city: Al Furjan, Arjan, Dubai Silicon Oasis, JVC, Dubai Maritime City.
