Palm Central Private Residences Phase 2 is Nakheel building the first apartments on Palm Jebel Ali, the second and larger of the two palms, where until now the offer has been villas on the fronds. It is three low buildings of seven, six and five residential floors over two ground levels, with stepped terraces that fall away toward the water, plus a row of townhouses. The beach is at the foot of it.

The developer's remaining stock is a tight band: homes of 1,206 to 1,218 sqft priced from AED 4,251,000, which works out at a little over 3,500 AED per sqft. Residents have an infinity pool with a deck, direct beach access, a beach volleyball court, a covered gym and fitness zone, a yoga studio, a padel court, walking paths, covered and open children's play areas, a club house, a gaming lounge, event lawns, a barbecue area and a residents' lounge. Interiors are semi-furnished with kitchen appliances fitted.

The payment structure is 60/40, completion is scheduled for Q3 2030, and the service charge is 28 AED per sqft. What this is really buying is an early position on an island that is still largely a construction site — the infrastructure and the beach clubs are years from finished, and the handover date is five years out, which is the longest runway of anything in this release. That cuts both ways and should be said rather than dressed up. Resale is permitted once 40 per cent is paid.
