The Royal Atlantis Residences, Palm Jumeirah, Palm Jumeirah, Dubai
About this property
A two-bedroom duplex of 3,200 sqft on a middle floor of The Royal Atlantis Residences, facing the sea, vacant.
A duplex at this level of the building is a very small part of the stock — double-height living space with the bedrooms above, and 3,200 sqft for two bedrooms means the living areas are the point.
Unfurnished, which suits a buyer specifying the interior themselves.
Resident-only lobby and amenity floors, resort restaurants downstairs and a private beach in front.

About The Royal Atlantis Residences
The Royal Atlantis Residences occupy the crescent of Palm Jumeirah alongside the Royal Atlantis resort, and are among the most architecturally distinctive buildings in Dubai — a stacked, offset form with a sky pool bridging the towers at the 22nd floor.
Residents have their own entrance, lobby and amenity floors, separate from the hotel, plus access to the resort's restaurants — Nobu, Milos, Ling Ling and Dinner by Heston among them.
Apartments are delivered to a specification well above Dubai's norm, with floor-to-ceiling glazing and private beach frontage.
The building trades as a trophy asset: supply is small, and units rarely come to market.
About Palm Jumeirah
Palm Jumeirah is the reclaimed island off Dubai Marina — a trunk, sixteen fronds and a surrounding crescent, built by Nakheel and finished in 2006.
It remains the most recognisable address in the city, and the only one where a genuine private beach comes attached to the home rather than to a club membership.
The island splits into distinct markets. The fronds hold the signature and garden villas, each with private beach frontage. The trunk carries the Shoreline and Golden Mile apartment blocks and the tram. The crescent holds the resort belt — Atlantis, One&Only, Waldorf Astoria, Anantara, Fairmont, Kempinski, Rixos — with branded residences attached to most of them.
The newer generation of towers sits at the head of the trunk and along the crescent: Palm Beach Towers, Serenia Living, Six Senses, Ellington Beach House, One Crescent and Orla by Omniyat.
Nakheel Mall, The Pointe and the boardwalk serve the island directly, with Sheikh Zayed Road about fifteen minutes away.
Palm Jumeirah is freehold and, crucially, finished. No further land is being created here, so the supply of villas and beachfront plots is permanently fixed — which is the structural case behind values on the island.
