Jumeirah Beach Residence is the beachfront district in front of Dubai Marina — six clusters of towers running along The Walk and The Beach, with direct access to the sand.
The clusters are named Amwaj, Bahar, Murjan, Rimal, Sadaf and Shams, all built by Dubai Properties and completed in the late 2000s. Apartments here are noticeably larger than newer Marina stock, most with maid's rooms, and the sea-facing lines carry views that cannot be built out.
Residents have direct beach access, the retail and restaurants of The Walk and The Beach at ground level, and the tram and Marina Mall a short walk inland.
JBR is the most consistently let stock in the district — holiday, corporate and long-term tenants all compete for the same apartments.
About Dubai Marina
Dubai Marina is a 3 km man-made canal district on the Gulf coast, built around a waterway cut inland from the shore and lined with roughly 200 towers — the largest development of its kind anywhere.
The Marina Walk runs the full length of the water with restaurants, cafés and moorings, and Dubai Marina Mall sits at the centre. Two tram lines and two Metro stations (DMCC and Sobha Realty) serve the district, and Sheikh Zayed Road runs along the inland edge.
Jumeirah Beach Residence — JBR — is the beachfront strip immediately in front of the Marina: a line of towers along The Walk and The Beach, with direct sand access, and the district that carries the sea views the Marina towers behind it do not.
Bluewaters Island and Ain Dubai sit just offshore, connected by a footbridge from JBR.
Both are freehold and both are effectively built out. Dubai Marina is the most liquid rental market in the city — short lets, corporate tenants and holiday rentals all compete for the same stock, which is why yields here hold up against far cheaper communities.
