About Frond B — Garden Villa
The villas on the fronds of Palm Jumeirah come in two families. Signature villas sit on the wider plots at the head of each frond, running to around 7,000–7,500 sqft of built area on plots of 13,000 sqft and up. Garden villas are the more numerous type, typically 5,400–6,700 sqft of built area on plots of 6,700–7,800 sqft.
Every villa on a frond has its own private beach — around 30 metres of sand belonging to the house, not to a club — plus a private pool and garden.
Position on the frond matters to price. Low numbers sit near the trunk and are quickest to reach; high numbers sit further out toward the crescent, with more water around them and more privacy.
The fronds are finished and no further land is being created, so the number of Palm Jumeirah villas that will ever exist is fixed at roughly 1,500.
About Palm Jumeirah
Palm Jumeirah is the reclaimed island off Dubai Marina — a trunk, sixteen fronds and a surrounding crescent, built by Nakheel and finished in 2006.
It remains the most recognisable address in the city, and the only one where a genuine private beach comes attached to the home rather than to a club membership.
The island splits into distinct markets. The fronds hold the signature and garden villas, each with private beach frontage. The trunk carries the Shoreline and Golden Mile apartment blocks and the tram. The newer generation of towers sits at the head of the trunk and along the crescent: Palm Beach Towers, Serenia Living, Six Senses, Ellington Beach House, One Crescent and Orla by Omniyat.
Nakheel Mall, The Pointe and the boardwalk serve the island directly, with Sheikh Zayed Road about fifteen minutes away.
Palm Jumeirah is freehold and, crucially, finished. No further land is being created here, so the supply of villas and beachfront plots is permanently fixed — which is the structural case behind values on the island.
